Housing Development Case Study

Raeburn House, South Woodham Ferrers

Originally combined office and leisure premises, this three-storey building was re-modelled and extended for the client to provide space for a ground floor convenience store and ten new flats.

The work required extensive alteration and refurbishment to the existing masonry structure which had concrete upper floors and a tiled pitched roof on timber trusses. Being a corner plot in the centre of South Woodham Ferrers the scheme offered a challenging and demanding development location.

The central core of the existing building featured a concrete staircase which had to be removed and infilled at each floor level and the tiled roof structure had to be stripped, removed and re-configured to allow for a penthouse flat to be constructed in the former roof space. All this was undertaken with a site that afforded only restricted access on one side of the building, leading to an under-croft parking area at the rear of the premises which ultimately was also required as a loading area by the proposed retailer on the ground floor.

The contract was secured in open-tender and following a period of negotiation the former snooker, pool and gaming premises were released to A.W. Hardy & Co Limited to undertake the contracted building works.

Alongside a long and involved alterations package of works, the premises were extended in a matching masonry cavity wall construction with pitched roofs, the same as the original building. The resultant development not only provided retail-space for the Co-Operative Supermarket and a roof-level penthouse flat, but also nine further up-market two-bedroom flats – an impressive addition to the client’s portfolio of buildings.
