Ogilby Housing Society Limited provide accommodation for a niche clientele in the Hornchurch area and previously engaged A W Hardy & Co Limited as contractors for their Hornchurch site some 10 or more years prior to this latest development.

When the Housing Society decided to extend their residential portfolio by nine new dwellings, they instructed John Burke Associates to approach A W Hardy to provide the seven new flats and two maisonettes that were required for this expansion scheme. This new single block development is part 3-storey and part 2-storey infilling the corner area of the site in this desirable residential area of Hornchurch.

Comprising piled foundations with reinforced concrete ground beams and proprietary concrete floors, the brick and block structure, with concrete roof tiles, reflects the design of the existing site residences but in a modern and up-to-date layout to comply with current building regulations and NHBC requirements.

The development incorporates a partial basement approach in order to accommodate the sloping site and the restricted ridge height that had to be maintained from the existing housing blocks. The scheme also introduced seven new parking bays alongside the new block, necessitating a revised site entrance and new access road, all of which demanded revised drainage with specific attenuation measures and new sewer connections in the busy main road to the front of the site.

The client also took this opportunity to install new boundary walls and railings to the corner plot, providing a fresh and appealing ‘gated’ feel to the development.
